Space planning
Thoughtful layouts that make your space work harder and feel better.

At The Oriya Group, space planning is where every design begins. Before choosing colours, finishes, or furniture, we focus on what truly matters: how your space flows, functions, and supports your daily life or business.

What is space planning?
Space planning is the strategic layout of rooms, furniture, storage, circulation routes, and key functions. It’s the blueprint for how your home or workspace will feel and perform.
Done right, space planning solves problems you didn’t even know you had. It can make small spaces feel bigger, awkward rooms feel natural, and layouts more efficient, balanced, and calm.
Why it matters
A well-planned layout ensures every inch of space is used with purpose, creating intuitive, connected, open environments. It enhances comfort by considering natural light, movement, and function early. By making key decisions upfront, the layout reduces build costs and delays, avoiding costly on-site mistakes and last-minute redesigns.

Clear planning supports other design choices like lighting, furniture, and finishes ensuring they align seamlessly. When everything is documented, builders can price more accurately and work efficiently, leading to fewer surprises, less downtime, and a smoother construction process.
What’s included
With our space planning service, you’ll walk away with a fully to-scale, clearly annotated layout tailored to how you live, work, or host. It’s easy to understand, ready to hand over to your builder, and designed to speed up decision-making while reducing on-site issues, a solid foundation to keep your project focused, efficient, and on budget.

The process begins with a detailed consultation to understand your needs. We then create a final layout that maximises flow and function, complete with furniture placement, zoning, and circulation suggestions. We also coordinate with existing plans, with the option to integrate lighting and electrical layouts.
Who it’s for
Space planning is ideal for a wide range of clients, including homeowners renovating or extending, those with new-build or open-plan homes, professionals fitting out offices or studios, and hospitality clients such as cafés, hotels, or restaurants seeking better flow and function. It's also perfect for anyone dealing with an awkward or inefficient layout.

We’re flexible in how we work and can start from rough sketches, estate agent drawings, architectural plans, or measured surveys, whatever stage you’re at.

Mechanical & Electrical plans
Lighting, power, and services, planned to work seamlessly with your space.
Once your layout is set, the next critical step is making sure everything behind the walls and ceilings supports how you’ll live or work in the space. Our Electrical and M&E (Mechanical & Electrical) layouts take the guesswork out of building services by coordinating them early—when they’ll save you the most time, money, and stress.

Why it matters
Well-planned services are the key to transforming a space from simply functional to truly exceptional. When lighting, switches, and sockets are left to last-minute decisions or handled on-site, they can clash with furniture placement, cause expensive variations, and lead to inconvenient or inefficient layouts.

Planning your electrical and M&E layouts early helps avoid costly site changes and delays, ensures lighting enhances the flow and mood of each room, and prevents awkwardly placed sockets or switches. It also allows contractors to price work accurately from the start and supports smarter technology use and energy efficiency. Ultimately, it’s about more than function, it’s about comfort, clarity, and confidence.
Who it’s for
This service is ideal for homeowners preparing to brief electricians or builders, clients managing their own renovations or extensions, and developers or commercial clients needing coordination with fit-out teams. It’s especially useful for those incorporating smart home technology, feature lighting, or complex AV setups.

We can work from existing plans or builder drawings, or combine this service with our Space Planning for a fully integrated and streamlined solution tailored to your project’s needs.
What’s included
We tailor every Electrical and M&E layout to suit your space, usage, and lifestyle. Each plan is designed to be practical and intuitive, ensuring your home or workspace functions seamlessly. A typical layout includes lighting positions for pendants, downlights, wall lights, and feature lighting, along with switch and socket placement for everyday convenience.

We also incorporate zoning suggestions for mood lighting or scene-setting, as well as AV and data points for WiFi, smart home devices, speakers, or TVs. Where relevant, we plan for heating and mechanical needs like radiators, underfloor heating, or HVAC. All services are overlaid on your final space plan—designed to support, never clash with, your layout.
What you'll receive
You’ll receive a fully annotated electrical/M&E layout in PDF or DWG format, along with coordination notes for your builder or electrician. An optional moodboard for lighting types, including wall, pendant, and architectural lighting, can also be provided.

Additionally, we offer ongoing support in case your needs shift during the early stages of construction, ensuring flexibility and guidance as your project progresses.

Hard interiors
Materials, surfaces, and finishes that shape the foundation of your space.
Hard interiors, or hard finishes, are the architectural and material elements that define the structure, texture, and visual language of your space. These are the decisions that are often permanent and they have a big impact on how your home or project feels and functions.
At The Oriya Group, we help you select the right materials and finishes with confidence, clarity, and creativity.

What are hard interiors
Hard interiors cover all the fixed or built-in elements of your space, including flooring, wall finishes, ceilings, architectural details, tiles, joinery finishes, doors, skirtings, architraves, ironmongery, and surfaces like kitchen worktops or vanity tops. These are the components that form the physical structure and finish of your interiors.

Together, they set the tone and character of your space whether you're after sleek minimalism, layered textures, traditional charm, or bold contrast. Thoughtfully chosen hard finishes create a strong foundation for any interior style.
Why it matters
Hard finishes are costly and difficult to change once installed, which makes early, well-coordinated decisions essential. We help you create a cohesive palette that flows naturally between rooms, balancing aesthetics with durability and function, while avoiding clashing materials or colours.

Our approach ensures you stay within budget without compromising on look or quality. We also guide you in selecting finishes that suit your lifestyle whether you need low maintenance, high performance, or something in between. Thoughtfully chosen hard finishes bring a sense of intention, harmony, and depth to your entire space.
What's included
Our Hard Interiors service begins with a design consultation to understand your style, needs, and priorities. We provide detailed finish schedules for elements like flooring, walls, tiles, joinery, and worktops, along with material moodboards or sample palettes. This includes coordinating joinery materials, specifying paint colours, planning wall and ceiling finishes, and creating tiling layouts or patterns where needed.

We also ensure everything aligns with your electrical and lighting plans. You'll receive a final PDF pack with samples or supplier references where possible. If required, we can liaise with your contractor, supplier, or installer to make sure your chosen finishes are practical, buildable, and clearly communicated.
Who's it for?
This service is perfect for renovators or builders who need support making confident, coordinated finish choices, as well as clients working with architects who haven’t specified interior materials. It’s also ideal for new builds that need a cohesive design direction from the inside out.

Landlords, developers, and commercial or hospitality clients will benefit too—especially those looking to refine specifications for maximum value, impact, and brand alignment.

Soft interiors
Furniture, fabrics, and final touches that bring your space to life.
Soft interiors, also known as soft furnishings and styling are the elements that add warmth, personality, and comfort to your space. They’re what transform a well-designed shell into a lived-in, loved, and beautifully finished home or commercial environment. At The Oriya Group, we help you curate the right textures, tones, and details to complement your layout and hard finishes so everything feels cohesive and considered.

What are soft interiors
Soft interiors include the movable, tactile elements you interact with daily, furniture, rugs, textiles, window treatments, cushions, throws, and bedding. They also cover lighting like floor lamps and pendants, as well as artwork, mirrors, plants, and decorative objects that bring life to your space.

These pieces do more than complete a room, they create atmosphere, express personality, and enhance everyday comfort and functionality. Thoughtful styling of shelves, surfaces, and focal points adds the finishing touch that makes a space feel truly lived in and inviting.
What's included
Our Soft Interiors service starts with a design consultation to understand your style, lifestyle, and priorities. We provide moodboards or styling visuals, a scaled furniture layout, and suggestions for lighting, window treatments, and furnishings that suit both your space and needs.

You’ll receive sourcing links or full product specifications, along with a shopping list or trade-ready spec pack. We can also offer a site styling visit or remote styling support. If you're keeping existing furniture, we’ll help you make the most of it with thoughtful additions or repositioning to refresh your space.
Why it matters
Soft furnishings are often left until the end, but they play a vital role in how a space feels. We treat them with the same attention as layout and finishes, helping you create a warm, welcoming atmosphere and select furniture that fits both your layout and proportions.

We guide you in balancing colours, shapes, and materials, layering texture and tone for added depth, and avoiding decision fatigue or styling overwhelm. The right finishing touches tie everything together, turning a space from “almost there” into something truly complete.
Who's it for?
Soft Interiors is ideal for clients who want a fully finished, styled space without the guesswork. It’s perfect for homeowners moving into a newly built or renovated property, and for busy professionals seeking design direction without the time-consuming shopping.

It’s also well suited to developers or landlords furnishing for sale or rent, as well as commercial or hospitality clients aiming to elevate guest experience and reflect their brand identity through thoughtful, cohesive interiors.
